After a closer look, scratch my comment about custom content. I think the issue is that this area was made without SoZ and thus the placeables are out of wack for those of us that have it.

After a looksee a couple comments:
The area is quite large (12x12) with very little of note besides large tracks of sand and an awful lot of grass. 12x12 isn't huge, by game standards, but with nothing much to look at, it's seems excessive.
You also either used a custom house or custom content that you neglected to mention people will need. I have a clearing for a house and a road leading up to a floating door.
